What weekly and bi-weekly maintenance programs involves
Weekly and bi-weekly programs are the recurring backbone of commercial grounds care. Weekly service suits high visibility and fast growing sites. Bi-weekly suits lower traffic properties and cooler months. Both run on a fixed schedule with the same crew and the same documented standard every visit.
What is included
- Fixed service day so staff and tenants know when crews are on site
- Mowing, edging, and string trimming of all turf areas in scope
- Bed weeding, cultivation, and plant health inspection each visit
- Debris and litter removal across walkways, beds, and parking areas
- Hard surface blowing and cleanup before the crew leaves
- Arrival and completion photo log filed against the property

Choosing between weekly and every other week
The decision is usually made once, for the whole property, and that is where most of the waste comes from. Frequency is a zone decision, not a property decision.
Turf drives it. Warm season grass in July puts on enough growth in seven days to need cutting. The same turf in January can go three weeks without anyone noticing. A property on one fixed interval is either buying visits it does not need in winter or falling behind in summer.
The second driver is who looks. An entrance and a back fence line do not need the same attention, and splitting them is usually the first real saving available on a property.

What every visit includes, and what it does not
A recurring visit covers the work that has to happen on a rhythm: mowing, edging, string trimming, bed weeding, litter pickup, and blowing hard surfaces clean.
It does not cover the work that happens on its own cycle. Fertilisation, mulch, shrub shaping, seasonal colour, and irrigation repair all sit in the same contract on most properties, but they run on quarterly or annual schedules rather than every visit.
That distinction is worth having in writing. It is the single most common source of a disagreement about whether something was included.
- Every visit: mow, edge, trim, weed beds, pick litter, blow clean
- Monthly to quarterly: shrub shaping, fertilisation, mulch top up
- Seasonally: colour rotation, irrigation adjustment, cleanups
- Annually: tree assessment, major cleanup, aeration where needed
What happens when the interval is wrong
Stretching a schedule to save money frequently does not, because landscape work does not scale linearly with time.
A bed weeded weekly takes ten minutes. The same bed at three week intervals takes forty five, because the weeds are established and seeding. The visit is cheaper and the work in it is longer.
Turf is worse. Cutting more than a third of the blade at once stresses the plant, so a property that has grown past that point either gets scalped or needs two cuts. Both cost more than the visit that was skipped.

Frequently asked questions
Should we choose weekly or bi-weekly service?
Choose weekly if the property has street facing frontage, a leasing office, heavy foot traffic, or irrigated turf that grows fast from March through October. Choose bi-weekly for industrial sites, low traffic perimeters, and properties dominated by drought tolerant planting. Many properties run weekly in the growing season and shift to bi-weekly in winter.
Can we change frequency during the year?
Yes. Seasonal frequency adjustment is normal in Southern California and is written into the contract from the start so the change does not require a new agreement or trigger a surprise invoice.
What happens if a service day falls on a holiday?
The visit moves to the next available day within the same week and you are notified in advance. Skipped visits are not billed.
Does the same crew service our property every time?
Yes. Crew consistency is a core standard. The same trained team returns to your site so they know its layout, access constraints, irrigation quirks, and priority zones without needing direction each visit.
