Whittier is our home city. Our yard is on Whittier Avenue, which means most Whittier properties are a short drive rather than a routed stop, and an unscheduled visit here is genuinely straightforward in a way it is not forty minutes away.

The city sits against the Puente Hills, and that changes conditions across a fairly short distance. Properties up against the hills run warmer in the afternoon and drain differently from the flat ground toward the Gateway Cities. Slope work, retaining planting, and drainage all come up more often here than they do in the flatlands.

Whittier also has a large stock of older commercial property, including a genuinely historic uptown district. Older buildings usually come with older irrigation, which is the single most common thing we find that nobody knew about.

What we look for on a Whittier property

Old irrigation is first. On a property that has not had a full zone by zone run in several years, we usually find broken heads, at least one valve that no longer seats, and a controller running the same schedule it has run since somebody set it.

Mature trees are second. Whittier has a lot of them, and a lot of them are species that were planted decades ago for fast growth and are now lifting pavement or growing into buildings.

On the hillside properties, drainage. Water arriving at the top of a slope from a downspout or a paved area is the cause of most slope problems here, and it is fixable at the source rather than on the slope face.
