What commercial drainage solutions involves

Drainage problems on commercial property show up as standing water after rain, plant material that keeps dying in the same low spot, saturated turf, and erosion where water concentrates. Most trace to grading, soil compaction, or a drainage system that has silted up and stopped working.

Water going the wrong way is expensive

Drainage is the least visible landscape item and the one with the most expensive failures, because water that has nowhere to go finds somewhere.

The serious version is water toward a building. Even small volumes, repeatedly, cause problems at foundations, in planters against walls, and anywhere a bed sits above a finished floor level.

The slower version is planting killed by standing water. Roots in saturated soil cannot get oxygen, and the plant declines over months. It looks like a plant problem, so the plants get replaced, and the replacements die the same way.

Both are cheaper to fix before planting than after, because correcting grade means removing whatever is on top of it.

Water in a bed kills planting slowly, which is why it usually gets diagnosed as a plant problem.

Finding out where the water actually goes

Drainage problems are diagnosed in the rain, which is why so many go unresolved. A dry site tells you very little.

Walking a property during or just after a real storm shows where water collects, where it flows, and which drains are actually working. That single walk is worth more than any amount of inspection in dry weather.

Failing that, the evidence is still there afterwards: silt lines showing how high water stood, moss and algae where it lingers, erosion channels, and plants failing in a pattern that follows a low spot rather than a zone.

The percolation test is the direct check for a specific bed. Dig a hole, fill it with water, and time how long it takes to drain. Hours means a drainage project rather than a planting one.

  4. Check every area drain and catch basin for blockage
  5. Run a percolation test in any bed where planting keeps failing

The options, from cheapest up

Not every drainage problem needs a drainage system. The cheapest fixes are usually the ones nobody tries first.

Clearing existing drains is first, and on a surprising number of properties that is the whole problem. Area drains fill with leaf litter and silt, and then work perfectly well again once cleared.

Regrading is second. Often a shallow swale or a corrected fall moves water where it should go without any pipe at all, and it needs no maintenance afterwards.

Then surface drains connected to a proper outfall, which is where most engineered solutions land. Then subsurface drainage, which is the answer where the problem is saturated soil rather than surface water.

The item that ties all of them together is the outfall. Any system has to discharge somewhere legal and lower than where it starts, and that constraint decides what is actually possible.

    Work is scheduled around how the property runs, and tenants get notice when access changes. Soil prep and irrigation changes happen before planting, never after.

  5. Establishment and handoff

    New planting gets a written watering schedule and someone watching it through the first season, then moves onto the regular maintenance program.

Frequently asked questions

Why does the same area flood every year?

Because water goes where grade sends it, and grade rarely changes on its own. Recurring standing water in the same location means either the surface is graded to collect there with no outlet, or a subsurface drain that used to handle it has silted up or been crushed. Both are fixable once identified correctly.

Do drainage problems kill plants?

Yes, and it is one of the more common causes of repeated plant failure in a single area. Roots need oxygen, and saturated soil has none. Plants in a poorly draining spot drown slowly, which looks similar enough to drought stress that the frequent response is more water, which accelerates the decline.

Are catch basins part of landscape maintenance?

Keeping the surfaces clear of landscape debris is. Once a basin has silted internally or the outlet line is blocked, that is drainage work rather than routine maintenance. It is worth clarifying in the contract, because it is a common gap between the landscape scope and the general facilities scope.
