What commercial erosion control involves
Erosion on commercial property shows up as soil washing across walkways and parking, gullies forming on slopes, exposed roots, and mulch relocating downhill after every rain. In Southern California the pattern is severe because long dry periods leave soil loose before intense rain arrives.

How a slope fails
Slope failure on a commercial property is usually gradual and then sudden. Years of small surface loss, then one storm that takes a section.
The surface stage is rills: small channels that form where water concentrates. They are easy to ignore because they are shallow, and they are the mechanism by which a slope loses its cover.
Once cover is gone, each storm removes more, the channels deepen, and water reaches deeper soil. That is where the sudden part comes from.
The other pattern is saturation. Water entering the top of a slope, from irrigation or a downspout, saturates the soil and reduces its strength. That produces movement that has nothing to do with surface erosion and cannot be fixed by planting.

Control the water before you plant anything
Almost every slope problem is a water problem, and planting into an uncontrolled water flow is money spent twice.
Water arriving at the top of a slope is the first thing to deal with. Downspouts discharging onto a slope, paving draining over the edge, and irrigation overspray from above all concentrate water exactly where it does most damage.
Intercepting that at the top, with a swale or a drain, removes the cause. Everything done on the slope face afterwards then has a chance.
Irrigation on the slope itself is the second issue. Conventional spray runs off almost immediately. Cycle and soak, low precipitation rate nozzles, or drip are what actually get water into a slope rather than down it.

- Convert slope irrigation to low precipitation rate or drip
- Programme cycle and soak so water absorbs rather than runs
- Only then address the slope surface itself
Planting that holds a slope
Plants control erosion through roots that bind soil and through cover that stops raindrops dislodging particles. Both matter, and the cover is what works first.
Deep rooting species do the structural work over years. Fast establishing groundcover does the immediate work of getting the surface protected before the next wet season.
The gap between planting and establishment is the vulnerable period, and it is where erosion control blankets, jute netting, or heavy mulch earn their cost. A slope planted in November with no surface protection can lose both the mulch and the plants in the first storm.
Turf on a slope is worth naming as a problem: it cannot be mown safely above a certain grade, it roots shallowly, and it needs frequent water that a slope sheds. Slopes are one of the clearest cases for replacing turf with something else.

Frequently asked questions
Why is erosion worse in Southern California?
The rainfall pattern. Months of dry weather leave soil loose and often hydrophobic, so it initially repels water rather than absorbing it. Then rain arrives in concentrated events. The result is high volume runoff across soil that has lost its structure, which moves a lot of material quickly.
Does planting alone stop erosion?
Established deep rooted planting is the best long term solution, but it does not work during establishment, which is precisely when the slope is most vulnerable. That gap is why erosion control blankets, matting, and temporary measures matter. Planting a bare slope and hoping is how slopes get lost in the first winter.
What causes erosion to start on a stable slope?
Usually a change in where water goes. A new downspout discharge, a regraded area upslope, a failed drain that now overflows, or removal of vegetation that had been holding the surface. Finding what changed is more productive than repeatedly repairing the symptom downhill.
