What commercial irrigation installation involves

Irrigation installation on commercial property is where decades of water cost get determined. A system zoned by plant water requirement, sized for correct pressure, and built with matched components will cost less to run every year it exists. One installed to minimum cost will not.

The design decides everything

Most of what determines whether an irrigation system works well is decided before any pipe goes in the ground, and it is largely invisible afterwards.

Zone grouping is the biggest decision. Plants with similar water needs, similar sun exposure, and similar soil belong on the same zone. Getting this wrong builds a permanent compromise into the system that no amount of scheduling can fix.

Head spacing is the second. Sprinklers are designed to overlap so that the spray from one reaches the next, which is what produces even coverage. Spacing them to just touch leaves dry spots between them, and adding run time to fix that over waters everything else.

Pressure is the third, and the one most often assumed rather than measured. A design built on assumed pressure fails in a specific and confusing way once installed.

What is different about a commercial installation

Commercial systems face conditions residential ones do not, and the specification has to answer for them.

Traffic is first. Heads in a parking area or near a drive aisle get hit. Placement out of the wheel path, and more robust bodies where that is not possible, prevents a repeat repair cycle.

Vandalism and tampering come second. Controllers and backflow devices in public areas need enclosures.

Backflow prevention is a code requirement and is inspected. Getting the device, its location, and its testing schedule right at installation avoids a compliance problem later.

And scale changes the hydraulics. A large property may need multiple points of connection, and a design that works on a small site can fail simply because the mainline cannot deliver enough flow across a big one.

The drawing that saves years of trouble

The single most valuable thing to require at the end of an installation is an accurate as built drawing showing what was actually put in and where.

Systems get modified during installation. A rock, a utility, a change of planting, and the layout shifts from the design. If that is not recorded, every future repair starts with somebody searching for a valve box with a probe.

The drawing should show zones and what each one waters, valve box locations, mainline routing, the point of connection, and the controller location and its zone assignments.

It costs almost nothing to produce at the time and is effectively impossible to reconstruct later. Properties without one pay for its absence on every repair for the life of the system.

    Controllers are reset to match what each zone actually needs, season by season, instead of the one schedule most systems have run since the day they went in.

  5. Ongoing monitoring and reporting

    Zones get checked on the regular maintenance visits. If you want it, we send water use reporting you can hand straight to an owner.

Frequently asked questions

What makes commercial irrigation different from residential?

Scale changes the engineering. Commercial sites need larger mainlines, more zones, and careful hydraulic calculation so that pressure at the last head in a zone still supports proper operation. They also need components rated for heavy use and vehicle traffic, and documentation good enough that a future contractor can work on the system.

Why does zoning matter so much?

Because a zone runs as a unit. If turf and shrubs share a zone, the schedule has to satisfy the turf, which means the shrubs are overwatered every single cycle for the life of the system. Zoning by water requirement is the single most consequential decision in an irrigation design and cannot be fixed later by programming.

Should new commercial installations use drip?

For beds, shrub areas, and groundcover, generally yes. Drip delivers water at the root zone with far less evaporation and overspray than overhead spray, and it avoids wetting foliage, which reduces disease. Turf remains the main case for overhead spray or rotors.
